But, what can you do to get that Sold sign up quickly?
Before the valuation
Before you invite agents round to value your property, it’s worth giving hallways and high traffic areas a lick of paint – neutral colours make rooms look lighter and brighter. Invest in some throws and cushions for sofas and beds to help tie rooms together and create a cohesive scheme.
Ensure worktops are clutter free so the agent is able to see a room fully, and if you have small children tidy toys and pushchairs away. If, like the majority of us, you have accumulated items that you’re just not ready to part from, investing in pretty storage boxes and baskets is a simple, affordable and attractive way of hiding clutter.
Be photo ready
It will come as no surprise that the majority of people start their searches online, which means ensuring your home looks its best in the photos is imperative. If your agent charges extra for professional photos – pay for them!
Professional photographers understand how to make a house look great and have the equipment to make a narrow hall look wider, and small gardens look like cute courtyards. Before the photographer comes, ensure all clutter is cleared away. Try to avoid putting things under beds, as many bedroom images are taken from low angles.
For external shots put bins and other bits of detritus in garages, or simply out of shot, and don’t forget to mow the lawn and cut hedges. The outside of your house will be the first impression a prospective buyer gets.
Before the viewings
On the day of the viewings have a quick vacuum around the house and ensure rooms are clutter free. Switching on lights can help enhance the ambience and illuminate your home and will create the illusion of bright, warm spaces.
If, like most of us, you don’t have time to bake a cake before a viewing, simply invest in some diffusers and scented candles (don’t light them!) to delicately fragrance your home. This will create a welcoming and homely environment – perfect for enticing potential buyers to make an offer.
